Future of Banking — Living Dashboard

Four converging waves are reshaping banking. This living dashboard tracks the interplay across automation, AI operating models, crypto/tokenization, and payments — with housing/GSE pressure as a cross-cut — around the shared seam of settlement speed, fraud/AI, and cashflow timing.

Updated Seam: settlement-speed × fraud/AI × cashflow timing /content/dashboard-nodes.json

Four waves → shared seam

Wave 1 core

Automation & Tribal Knowledge

Institutional knowledge moves from people into systems. Hub placeholder pending partner topic feeds.

Wave 2 core

AI Integration & Operating Model

AI shifts from assistant to operational engine; humans govern. Hub placeholder pending partner topic feeds.

Wave 3 crypto

Wave 3 - Crypto, Tokenization & Data Infrastructure

Bank stablecoins, GENIUS issuance, tokenised deposits and Treasuries, and custody/collateral readiness are compressing from multi-year plans into months. The exam question is whether policy, control, and data lineage keep the same clock as 24/7 on-chain money.

Wave 4 payments

Future of Payments

US A2A instant rails (RTP and FedNow), ACH timing compression, open banking acceleration, and APP/fraud–AI controls at settlement speed. Owned by Future of Payments. Dual networks still have no direct rail bridge — dual-connect or processor routing is the practical pattern.

Housing / GSE — Market + Control Regime

Cross-cut owned by MortgageWatch: banks and CUs face a soft, rate-constrained mortgage market and a live GSE control regime — plus a capital-flow thesis that stuck money does not drive growth. Track score aperture, HELOC equity unlock, ownership levels, and GSE ownership/IPO. Evidence readiness (regulation → policy → control → data → GenAI) is the FI assignment, not a new LOS.

  • Bank-issued and bank-consortium USD stablecoins

Large banks are moving from exploration to live pilots and joint issuance vehicles. USBDC showed a bank minting and controlling a USD stablecoin on a public chain inside existing risk stacks. A 21-institution group committed to form a shared USD issuer targeting H1 2027, with GENIUS and MiCA compliance in scope.

  • Custody, reserves, and collateral readiness

As banks issue or custody tokenised cash and reserves, the control gap is proving freeze/clawback, reserve custody, and collateral mobility on the same clock as on-chain settlement. Wave 3 in the Future of Banking paper flags data and control infrastructure as the binding constraint, not the token alone.

    custody collateral reserves controls
  • GENIUS Act issuance and offer/sale perimeter

Treasury’s section-3 NPRM asks when an issuer must hold a GENIUS license and when digital asset service providers may offer or sell payment stablecoins in the U.S. Expected statutory effective date for the core issuance ban is January 18, 2027. Comment window runs about 60 days from Federal Register publication.

  • Tokenised deposits and always-on settlement

Tokenised commercial-bank money is moving from demos into live weekend and cross-border settlement. DBS and Citi completed a USD payment between Singapore and the U.S. over a weekend using tokenised deposits on Swift’s Digital Ledger, cutting multi-day legacy windows to minutes.

  • ACH / Same Day ACH — timing compression vs instant

ACH and Same Day ACH remain high-volume, batch, return-rich rails — not true always-on final settlement. Same Day ACH still runs three weekday windows with a $1M per-payment limit until Sep 17, 2027, when Nacha raises it to $10M explicitly citing RTP (Jun 2025) and FedNow (Nov 2025) $10M moves as parity rationale. Instant rails compress the gap between initiation and availability; ACH keeps warranty/return paths banks already know.

    ach same-day-ach settlement compression
  • APP fraud / AI controls at settlement speed

Speed + finality + 24/7 hours make authorized-push-payment scams and mule accounts the primary exam failure mode on instant rails. FedNow participants get fraud tooling, account-activity thresholds, and (from Apr 2026) Network Intelligence API early-adopter signals; Payee Name Verification is under exploration. Soft Auditrol path: regulation → send/receive policy and limits → real-time controls → ISO 20022 + API data → GenAI/ML triage (no mandate to use GenAI).

    fraud app ai fednow controls
  • Open banking acceleration

Open banking / consumer-permissioned data access accelerates account-to-account initiation and account-verification patterns that feed RTP, FedNow, and ACH. For banks and CUs the readiness gap is consent, third-party risk, and control/data lineage when a payment is triggered outside the branch app — not owning the rail itself. Dates stay on CFPB/rulemaking trackers; no invented effective dates here.

    open-banking a2a consent tprm
  • RTP + FedNow — dual-rail instant A2A

True instant A2A in the US rides RTP (TCH, live since 2017) and/or FedNow (Fed, live Jul 2023). Both are 24/7 credit-push, ISO 20022, generally irrevocable. No direct RTP↔FedNow bridge: sender and receiver must be on the same rail, or the FI dual-connects / routes via a processor. Both networks raised per-payment limits to $10M in 2025. RTP leads volume; FedNow has broader small-FI enrollment; many join receive-first.

  • Servicing / escrow reporting clock

Fannie servicing platform transformation includes escrow event reporting with a Dec 1, 2026 compliance date. Soft volumes tempt deferral; soft Auditrol framing treats this as a control/data milestone that meets the settlement-speed × cashflow seam.

  • GSE AI/ML governance — Guide / Lender Letter

Freddie Bulletin 2025-16 and Fannie LL-2026-04 make AI/ML governance a seller/servicer obligation: documented policies, info-sec, vendor oversight, and Enterprise inquiry rights. Connects Wave 2 AI operating model to mortgage evidence readiness.

  • Mortgage market regime — rates, demand, inventory

Elevated 30-yr rates near ~7%, soft purchase/refi apps YoY, rebuilding inventory, and slow HPI growth define the volume backdrop banks/CUs underwrite into. Market grind compresses timelines for control and capacity decisions.

    rates demand inventory affordability
  • Shift to VantageScore — Enterprise score choice

Shift to Vantage scores is live at the Enterprises: as of Sep 9, 2026, all Fannie/Freddie-approved lenders may deliver with VantageScore 4.0 without prior written approval (LL-2026-06 / Bulletin 2026-H). Classic FICO remains allowed; no model mixing on a loan; manual UW stays Classic FICO; FICO 10T not yet deliverable. HousingWire citing KBW: August VS 4.0 was ~5.6% of GSE volume, ~99% from Rocket and UWM — aperture open, industry adoption still concentrated.

    credit-score vantagescore underwriting data
  • Pulte — open the lending aperture for volume

FHFA Director / GSE Chairman Bill Pulte directed Fannie and Freddie to open VantageScore 4.0 to all approved lenders (effective with LL-2026-06 / Bulletin 2026-H), framing the move as expanding who can deliver into the Enterprises so more volume can flow through a competitive score model. He is also pressing credit-bureau cost and bi-merge / single-file options. Track as lending-aperture / volume policy, not just a tech switch.

  • HELOCs — unlocking stuck home equity

With many homeowners locked into low fixed first-lien rates, HELOCs are the main way to free equity without refinancing away that payment. St. Louis Fed (Jun 2026) documents a broad shift from refinance cash-out toward HELOC liquidity. Separately, FHFA’s limited Freddie closed-end second-mortgage pilot (not a HELOC) is a related GSE equity-access experiment to watch — banks/CUs still carry most HELOC balance-sheet risk and servicing.

  • GSE ownership — Fannie/Freddie structure & IPO watch

Fannie Mae and Freddie Mac remain in FHFA conservatorship (since 2008). Administration framing: stay in conservatorship while considering a minority secondary sale often labeled an “IPO” — Pulte has described a ~2.5%–5% stake (technically not a true IPO because shares already trade OTC). Trump (Jun 5, 2026) said an offering is still under consideration but “not a rush.” No underwriter mandate, registration filing, or firm IPO date is confirmed. Implicit guarantee has been described as staying intact in admin commentary. More structural change is expected — keep this card current.

  • Stuck capital doesn’t drive the economy

Economic driver behind the mortgage push: money that sits idle — locked in low-rate first liens, trapped home equity, slow loan files — does not circulate. Policy and product moves (score-model aperture, faster paper-to-market, HELOCs) are aimed at getting that capital moving again through the housing finance channel.

    capital velocity lock-in thesis economy
  • Two pathways — faster paper to market + free stuck equity

Goal: more money flowing into the mortgage world through two pathways. (a) Streamlined systems so originators get paper to market faster — score-model choice (VS 4.0), AI/ML governance readiness, and open-aperture delivery rules. (b) Free untapped equity via HELOCs (and related second-lien channels) without refinancing away a low first-lien rate. Same stuck-capital thesis, two pipes.

    capital-flow origination heloc throughput equity
  • Homeownership — soft vs historical highs

Census CPS/HVS: U.S. homeownership rate was 65.0% in Q2 2026 (same as Q2 2025; not statistically different from Q1 2026’s 65.3%). That is soft versus the mid-2000s peak of 69.2% (Q2 2004) and below the early-2020s cluster near 66%, but it is not an all-time low — the series troughs include 62.9% in 1965 and again in Q2 2016 after the financial crisis. Track as “approaching lower levels vs cycle highs,” not a claim of record lows.

    homeownership census housing demand
  • Why higher ownership — mortgage as growth channel

Why the government wants higher homeownership: ownership deepens household wealth building, supports construction and related jobs, and makes the mortgage market a transmission channel for growth when capital actually moves. Admin housing “North Star” language has emphasized compressing mortgage payments / MBS spreads while also exploring GSE ownership changes — the mortgage end drives the economy only if volume and equity can circulate (aperture + HELOC pathways), not when capital stays stuck.
